The town's housing runs from weatherboard near the railway grid out to new estates on the edge of town, so one bench hands us a spindle tap and the next a lever mixer. Area-level estimates put population growth at 10.7 per cent from 2020 to 2025, and plenty of that building carries new tapware seated on older pipework.

Washer Taps and Ceramic Disc Mixers Compared

A washer tap seals when a rubber washer presses down onto a valve seat; a mixer closes on a cartridge holding two ceramic discs. That one difference shapes the whole repair.

  1. The washer tap

Two handles, one hot and one cold, each winding down over several turns. A spindle threads down inside, and a jumper valve pushes the washer onto its seat to shut the water off.

  2. The mixer

One lever, generally a quarter turn from hot to cold, moves a cartridge with two ceramic discs inside. When a cartridge wears through, the whole unit comes out and a new one goes in, matched to the tap's make and model, because every maker sizes them differently.

A stiff or sticking handle usually points to the same place: a worn or gritty cartridge or spindle.

Who May Repair a Tap in Queensland

Queensland leaves exactly one tap job outside the licensed system. The QBCC lists a jumper valve or tap washer as unregulated work, which a capable person may do themselves, and the finished job still has to meet the standards.

Everything past that needs a licence:

  • Repairing or replacing a tap fitting counts as minor work, which a QBCC licensee does with no permit and no Form 4.
  • Putting a whole new tap on the bench or wall is licensed work too; the QBCC's guide holds that very job up as one a home owner can't do alone. Picking and fitting the new one is covered on our tap replacement page.
  • In a Queensland rental, a repair the Act doesn't list as an emergency is routine: the tenant tells the owner or manager, who must fix it within a reasonable time.

A tenant who wants the repair pushed along can issue a Form 11 notice to remedy breach, which gives the owner or manager seven days at minimum to act.

Tap Leaks at the Spout, Handle and Base

Water dripping from the spout, even with the tap shut, means the part that does the sealing has given out. Where the water shows tells you which part, and the list is short.

  1. Around the handle or from up top

an O-ring or the seal around the spindle has worn, usually leaking while the tap runs.

  2. At the base or under the bench

worn O-rings, a connection below that has worked loose, or a body split by corrosion.

  3. Still dripping after new parts

the seat or the tap body itself is at fault, and that's a plumber's call.

Before any of that, the water needs shutting off at an isolation valve under the fixture, or at the stop tap on your water meter. Check first that nothing downstream, the hot water system included, depends on the supply you've just closed.

What Affects the Cost of a Tap Repair

Four things drive the price: the sort of tap, the part it needs, any seat or body damage, and whether the fixture has its own shut-off. Having several taps done in the one visit counts as well.

The figure arrives in writing as a fixed quote once we've had a look at the tap. A body split or rusted through usually means a new tap rather than a repair. The same goes for a seat scored by years of grit, or a leak that persists after new washers or cartridges go in.

Garden and hose taps sit on our outdoor tap repairs page. A toilet that keeps running is a cistern question, so it belongs with toilet repairs instead.

Questions We Get About Tap Repairs

Call (07) 3520 4094

How do I stop my tap from dripping?

Turn the water off first, then work out which part seals the tap: a washer in an older two-handle model, or a cartridge in a lever mixer. Queensland's unregulated list covers only the jumper valve and washer, so every other repair on a Caboolture tap is a job for a licensed plumber.

Why does my tap still drip when I turn it off?

The part that stops the flow has worn out. In a two-handle tap that means the washer or its seat; in a lever mixer it means the cartridge. A fresh washer won't seal on a damaged seat, and that's when the tap needs a licensed plumber.

What makes a mixer tap leak from the base?

Worn O-rings are the usual cause, or a fitting underneath that has come loose, or a body cracked by corrosion. Water pooling under the bench on a mixer points to the O-rings or the tailpiece nuts first.

Is replacing a ceramic cartridge a licensed job in Caboolture?

Yes, it is. A cartridge sits outside the QBCC's unregulated list, so the swap is minor work a licensee does, needing no permit and no Form 4.

Does a tap repair need a permit or a Form 4?

No. A tap repair is minor work, so it needs neither a permit nor a Form 4, and the unregulated washer job needs no paperwork at all.
